The Cortez Story
A Friendship with Purpose
Cortez Estates began as a friendship project — six partners, three Nicaraguan and three Canadian, whose story together started in the early 1990s while working to expand financial opportunity through microfinance in Nicaragua. Decades later, that same spirit of trust and collaboration is what guides Cortez today.
From Vision to Reality
In 2003, we purchased 70 manzanas (124 acres) of mountainside land with the vision of creating a community that would last. Over the years, the dream has evolved — from climbing the ridgeline with local neighbors to today’s carefully designed plan for Cortez Estates.
Our goal has always been clear: to create a community that respects the natural beauty of the land, supports the surrounding area, and offers buyers the confidence that comes with real infrastructure and thoughtful planning.
What We Committed To
We asked ourselves a simple question: what would we want if we were the buyers?
That question shaped every decision:
-
Reliable Water – a high-output well to supply every lot.
-
Grid Power – electricity delivered to each homesite.
-
Roads – with proper drainage, built to last.
-
Legal Readiness – permits and documentation in order.
-
Construction Options – access to trusted builders for those ready to begin.
-
Community Guidelines – a framework for harmony, privacy, and sustainability.
More Than a Development
Cortez is not a speculative venture or a resort project. It is a community created by friends who care deeply about doing things the right way — for residents, for the land, and for the local community.
Our commitment is simple: to build Cortez Estates as a place where nature, infrastructure, and lifestyle come together to create lasting value.
